Job Description

Job Title: Customer Success Manager (inspections/work order management, project coordinator and more!)
Position Type: Full-time, Salaried 86.67 hours/pay period
Location: 840 William Hilton Parkway Hilton Head Island, SC 29928
Schedule: 8:00 a.m. – 5:00 p.m., Monday through Friday
Compensation: $36,000+ /year base
Review: 90 Day and Yearly
Incentive 1: 1% of all new accounts (Long Term Rental, 1 Year Lease)
Incentive 2*: Renewal commission $15/renewal, Leasing Commission (licensed) $75/lease
Holidays: 6 Paid Holidays, birthday, reference Employment Handbook
PTO: 80 Hours/year accrued, beginning 91 days after start
Insurance Benefit: Eligible for 50% company paid health insurance base plan (begins day 91)
Retirement Benefit: 401(k) 4% match (begins after 1 year)

Summary of Position:
· The Customer Success Manager is a vital team member who will be able to showcase their love of helping others while also learning a lot about real estate and project management
· Specifically: coordinates and leads our project management activities including daily work activities of assigned co-workers including conferring with supervisor to obtain direction regarding work assignments and priorities, organizing tasks in order to complete assigned work, monitoring the status of work in progress and providing updates as needed, inspecting completed work.
· Performs visual inspection of managed assets and completes inspection report, changing HVAC filters as necessary.
· Receives and processes work order requests; prioritizes and assigns work orders according to unit policy and procedures.
· Communicates with vendors, tenants and owners to provide updates and to keep projects tracking towards completion.
· Consolidates and creates estimates, updates same once approved, for project management of renovation and turns of units.

Essential Duties & Responsibilities:
· Receives and processes work order requests; prioritizes and assigns work orders according to unit policy and procedures.
· Utilizes computerized work order system to enter work orders; ensures all appropriate information is recorded regarding each work order.
· Performs tracking of work orders in progress; maintains record of outstanding work orders; investigates outstanding work orders to determine and record the reason(s).
· Reviews technician entries for purposes of updating the work order system, auditing performance and billing.
· Monitors the Operations email inbox(s) to ensure that responses to tenants and owners are done in a timely fashion (no later than one business day).
· May provide technical support to technicians in researching and interpreting manuals, ordering parts and assessing repair options.
· Responds to inquiries concerning status or received work orders; provides information or direction accordingly and follows up with customers to ensure satisfaction.
· Obtains approvals as necessary.
· Performs a wide variety of administrative duties in supporting unit functions, e.g., answering telephones, processing of invoices in financial software, scans records related to invoices, creates required reports to maintain compliance with local, state, and federal regulations.
· Enters data into computer systems; logs, tracks, or maintains records regarding department activities; compiles data for further processing or for use in preparation of department reports; files, maintains, and stores hardcopy records.
· Provides reports to management regarding historical work order information for the purpose of identifying problem locations and recurring building issues.
· Performs other related duties as assigned.

Qualifications/Requirements:
· Must be able to communicate clearly with both internal and external customers.
· Input data onto computer/tablets, general IT including excel and email (G-suite).
· Ability to pass a criminal background check and drug screening.
· Clean, valid driver’s license with reliable transportation to and from work (company car provided for work related activities).
· Tasks require the ability to exert light physical effort in sedentary to light work, but which may involve some lifting, carrying, pushing and/or pulling of objects and materials of light weight (5-15 pounds).
