Horrendous.
He write contracts that they never intend to honor. We had a bidding war on our home and he won. No surprise in hind sight. They won the bid because they never intended to honor it. Once we are 2 weeks is he uses the "inspection scam" as an opportunity to re negotiate the price. Something that is meant protect honest sellers he uses for the dishonest ones to beat down the seller.
WARNING Don't trust that his offers are real. If two bids are close sign the other one cause his contracts are worthless.
